Seller Services
Our seller services are targeted at making the sale of your home a pleasant experience. Our goal is to assist you in preparing your home for sale, educating you on the home-selling process, marketing your home effectively, and managing the transaction to minimize your stress and effort. Our services are summarized as follows:
- Presentation: Before we sign a contract to sell your home, we sit down and present a carefully prepared plan. This presentation includes a careful market analysis to properly assess what can be expected in terms of price and demand. It also includes information on how we feel the home will be best marketed to attract potential buyers. You can take your time following this presentation to decide if our services meet your needs as you prepare to list your home for sale.
- Transaction Portfolio: We provide each of our clients a high-quality, leather portfolio to organize information regarding the sale of their home. You will find that this tool not only assist you in keeping organized throughout this process, but also is a symbol of the quality of service that you can expect from us throughout the entire home-selling process.
- Marketing Efforts: It is important to remember that the first goal is to get potential buyers into the home…that is our job. We will review several different options for marketing the home and share with you what we feel is the best way to accomplish this goal. Marketing plans can include a high-quality sign in the yard, full-color flyers, MLS listing, internet advertising, print advertisements, TV advertisements, etc. Each home will have different needs in how it is marketed, but the ultimate goal is to have people come and see it!
- Home Preparation: When a potential buyer enters your home, we want to make sure they love it! With some careful preparation we can assist you in making sure your home shows beautifully. We will walk thought the home with you prior to listing it and help you know what to do so that when the future buyer walks in the door, they know it is “the one.”
- Negotiation: We negotiate on your behalf with the buyer's agent to finalize terms that you are happy with and that result in a fair process for all parties involved. We will carefully walk you through the contract and answer any questions you may have. This process can be stressful, but it is also vital to make sure you are getting what you can from the sale of your home.
- Constant communication: Making sure you feel comfortable with your home selling process is of critical importance to us. We make every effort to communicate effectively with you throughout the entire process. By maintaining open lines of communication, we make sure the home-selling process will be enjoyable and fun for you.
- Management of transaction: Once a contract is signed and all terms are agreed upon, there is still much work to do. We manage all aspects of this process and do all that we can to make sure the deal closes.
Pricing
Our seller services, as outlined above, are offered to our clients at a negotiated price. Full our full-service listings, we generally charge a 6% commission. We offer 3% of that to the agent who brings the buyer to closing. We do, however, offer different levels of service depending on what the customer wants. These rates are negotiable and depend on what we do. For example, if a seller wants less effort and expense put toward advertising, than a smaller commission would be necessary. At our presentation meeting (as mentioned above) we will answer any questions regarding pricing and make sure you understand what is offered and at what price. |
